Granoff Real Estate is developing Merritt 7 Lofts as a premier multifamily address — and the amenity program should reflect that standard. A professionally designed and installed golf simulator bay creates a distinctive, high-value amenity that elevates the resident experience, differentiates the property in a competitive market, and drives long-term engagement.

SDS brings the operational expertise of Five Iron Golf — 50+ locations and 300+ simulator bays — directly to M7 Lofts. This is not a simulator installation. It is a complete, commercial-grade simulator environment: proper materials, proper execution, and a finished space that residents will actually use.

Premium Enclosure
Screen Kit & Turf Package
Impact screen, back screen, padding, baffles, and ceiling tiles. Turf package includes hitting mat, stance mat, fringe, and transition strips.
Install & Coordination
Full-Service Installation, Coordination & Materials
Carpentry, framing lumber, carpet tiling, technology installation, turf and carpet install, GC coordination, and end-to-end project management.
Support
1 Year Premium Support
Annual maintenance, remote support, and priority on-site service for all installed systems.

03 — GC Deliverables

Construction
Coordination.

SDS coordinates directly with the project's general contractor to ensure the simulator bay is built to specification. The following outlines what the GC is responsible for delivering prior to SDS installation.

Electrical Rough-In
Two dedicated 20A circuits to the simulator bay — one for the PC cabinet, one for AV/display. Conduit routing to be confirmed with SDS prior to rough-in.
Network / Low-Voltage
Two Cat6 drops to the simulator bay (one for the PC, one for the display/AV rack). Routing to be confirmed with SDS during design coordination.
HVAC
Dedicated supply and return for the simulator room. Simulators generate heat — proper airflow is required for equipment longevity and resident comfort.
Lighting Rough-In
Overhead lighting circuit with dimmer capability. SDS will specify fixture locations and types as part of the design coordination package.
Framing & Drywall
Standard framing per architectural plans. SDS requires access to confirm simulator bay dimensions before drywall close.
Flooring Prep
Concrete sub-floor must be level within 3/16" over 10 feet. SDS installs turf directly on concrete — no additional flooring required in the bay.
Paint
Walls painted prior to SDS installation. SDS will provide color recommendations as part of the design coordination package.

Scope Confirmation

Review this proposal with the SDS team. Confirm the simulator bay dimensions, GC coordination requirements, and any optional add-ons.

02
Agreement & Deposit

Execute the project agreement and submit the initial deposit to initiate procurement and contractor scheduling.

03
Installation & Handoff

SDS coordinates all trades, installs the full simulator environment, and completes a final walkthrough with the GRE team.
